Aldar (Abu Dhabi's largest developer, building in Dubai through a joint venture with Dubai Holding) has launched six Dubailand-area projects since late 2023: Haven (Oct 2023), Verdes by Haven (Jul 2024), Athlon (May 2024), The Wilds villas (Feb 2025), Rise by Athlon (Sep 2025) and The Wilds Residences (Feb 2026). Its Dubai payment plans are conservative and uniform by segment: 60/40 for standard villas, townhouses and apartments, 65/35 for The Wilds masterplan, and 70/30 for premium villa tiers (Elite Haven, Athlon's premium collection) - in every case the balance lands at handover, and Aldar has offered no post-handover payment plan on any Dubai launch to date.
How Aldar structures its payment plans
Booking deposits are 5% on most launches (Haven, Athlon, Rise by Athlon, The Wilds Residences) or 10% (The Wilds villas, Verdes by Haven), with the remaining construction-phase share (roughly 50-60%) collected in installments through completion; handovers run 2027-2030 depending on project. Buyers normally pay the 4% DLD fee themselves on top (due around booking/Oqood registration), though broker-advertised DLD-waiver promotions appear on specific inventory. 60/40 (5% booking): 5% on booking, ~55% in installments during construction, 40% on handover. Aldar's workhorse plan for standard villas, townhouses and apartments in Dubai. No post-handover component. Booking, fees, and where to pay
Buyer portal: Live Aldar app + Aldar Customer Portal for SOAs and payments. Owners use the Live Aldar app (iOS/Android) and the Aldar Customer Portal (aldar.com/live/login, customer.aldar.com) to download statements of account (filterable by year), share payment receipts, and pay service charges (billed quarterly) via a secure card gateway; multiple properties can be settled in one payment. Aldar Connect / my-community.com portals serve individual communities.
Booking fee norms: 5% on most Dubai launches, 10% on The Wilds villas and Verdes. Haven, Athlon and Rise by Athlon booked at 5%; The Wilds villas took 10% on booking (confirmed on Aldar's own sales centre) and Verdes by Haven 10% down. Before launch day, buyers lodge an EOI/registration to get allocation priority - essential because Aldar Dubai launches sell out in hours-to-days. Sales run through Aldar's online sales centre (aldar.salescentre.com). UAE-market EOI norms are AED 20K-50K, but Aldar-specific EOI amounts per project were not confirmed in developer material.
DLD fee: buyer pays the full 4% as standard on Aldar Dubai projects; waiver promos are unit-specific and broker-advertised, not a blanket Aldar policy. Broker material for The Wilds Residences and other Aldar Dubai projects states a 4% DLD fee applies to the buyer (typically collected around booking with Oqood registration, plus an admin fee generally in the AED 1,000-5,000 range market-wide). Some 2025-2026 broker listings advertise '4% DLD waiver' on specific Aldar Dubai inventory (e.g. an Athlon 5BR villa listing; 2026 offer roundups naming Rise by Athlon and Nura at The Wilds), but no Aldar-official launch-wide DLD waiver was found - verify any waiver claim in the SPA before relying on it.
No post-handover payment plans on any Aldar Dubai launch to date. Across Haven, Verdes, Athlon, Rise by Athlon, The Wilds and The Wilds Residences, every published plan ends at handover with a large 30-40% completion payment. No 2023-2026 Aldar Dubai launch has advertised post-handover installments - a contrast with many Dubai developers and something buyers comparing plans should know.
Aldar's Dubai launches sell out at record speed, so payment terms are effectively take-it-or-leave-it at launch. Haven phases 1-2 (786 units) sold out on launch generating AED 3.1B (Oct-Nov 2023); Athlon's first two phases (1,000+ units) sold out in 48 hours for AED 4.1B (May 2024); The Wilds villas generated ~AED 5B within days (Feb-Mar 2025). Aldar released extra phases on launch day to meet demand. Buyers rarely get plan negotiation room, though brokers report Aldar will discuss discounts for full upfront payment.
All Aldar Dubai projects are freehold JVs with Dubai Holding in the Dubailand corridor. Haven, Athlon, The Wilds and their sub-phases sit on Dubai Holding JV land (partnership expanded to AED 38B of Dubai developments), are 100%-freehold for all nationalities, and as Dubai off-plan projects are subject to DLD escrow-account rules - construction installments are paid into the project escrow, unlike Aldar's Abu Dhabi-regulated projects. Expect service charges around AED 21.5/sqft on apartment products (The Wilds Residences broker figure).
